3. Construction Financing

4. Hands-Off Construction (6-7 Months)

We manage permits, design, construction, and inspections. You receive weekly updates with photos/videos. You cover monthly carry costs (~$2,000-$2,400 for loan interest)

5. Competion & Exit Strategy
Property complete and appraised. Together we decide:
Sell: Split profits 50/50 after capital return
Rent: Split monthly cashflow 50/50
Refinance: Pull equity, keep the asset appreciating

6. Ongoing Support
(If You Choose to Hold) We don't just hand you keys and disappear. Our team can manage your rental property or help you list for sale. You earn passive income while we handle operations.

What if my lot isn’t ready to build yet?

No. Our partnership structure accepts international investors. You only need a valid ID/Passport. We've worked with partners from 5+ countries including Colombia, Spain, and Canada.

What if I don't have real estate experience?

That's exactly why the partnership exists. YOU provide capital. WE provide 8+ years of construction expertise, banking relationships, and execution. No experience required on your end.

How long does the process take?

Typical build timeline ranges from 6–7 months depending on design and permitting.

How is my $50,000 investment protected?

You own 50% of the LLC that owns the property. This is legal ownership, not a loan. You're protected by:
- Title insurance
- Builder's risk insurance during construction
- Your name on all legal documents
- Transparent accounting with full access

What are the monthly "carry costs" during construction?

Approximately $2,000-$2,400/month to cover interest on the construction loan while we're building. Once complete and rented/sold, these costs stop. We provide exact numbers during your strategy call based on current rates.

Can I live in the property or just rent it?

Both. Many clients choose a Next-Gen model so they can live in one unit and rent the other.

Can I visit the construction site?

Absolutely! We encourage it. Many partners visit 2-3 times:
- After foundation is poured
- During framing stage
- Before final inspection
We can coordinate site visits and tours of other active projects.

What's the Education Program and do I need it?

The $10,000 Education Program teaches you our complete A-Z system before you invest. It's optional but highly recommended.
Best part: If you enter the partnership after completing education, your $10k is FULLY CREDITED to your $50k investment.
Translation: Education is FREE if you become a partner.

What happens if construction goes over budget?

We build 10-15% contingency into every budget.
