You own 50% of the LLC that owns the property, this is legal ownership, not a loan. Your investment is protected by: title insurance at closing, builder's risk insurance throughout construction, your name on all legal documents, and transparent accounting with full access at every stage.
Both options are available. Many clients choose a FlexSpace™ or FlexSuite™ model so they can live in one unit and rent the other, generating income while enjoying the property themselves.
Absolutely, we encourage it. Many partners visit 2–3 times: after the foundation is poured, during the framing stage, and before the final inspection. Avanza can coordinate site visits and tours of other active projects for any partner who wants to see the work firsthand.
The $10,000 Education Program teaches you Avanza's complete A–Z investment system before you commit a dollar, covering construction, permitting, banking relationships, and exit strategies. It's optional but highly recommended for anyone who wants to fully understand the process before entering a partnership.
Avanza does not guarantee any specific percentage return per project. The return calculation is unique to each project and depends on factors such as market conditions at the time of sale, the land's location, permitting timelines, and other elements that vary case by case.

What we can do is transparently show you how each project is structured: the actual costs, estimated timelines, the legal agreements signed, and the results of previous projects. Our role is to execute the process using the same system we have successfully applied in past projects. The figures shown in our content are for reference purposes only and correspond to specific completed instances; they do not constitute a projection of what will occur in your particular case.
We cannot guarantee this, and it is important that you are aware of this from the very beginning.

Our team actively manages everything within our power to secure financing for each project: we work with private lenders already familiar with our process, prepare the necessary documentation, structure the legal agreements supporting the application, and provide guidance at every step.

However, final approval rests with the lender and depends on factors specific to each applicant — such as credit history, financial and criminal background, repayment capacity, available documentation, and other criteria that the lender evaluates independently.
The entry fee is non-refundable, with one sole exception.

If, after actively managing your case, we are unable for any reason to secure the necessary funding for your project, the entry fee will be refunded.

Outside of that specific scenario, the entry fee is non-refundable, as it covers the evaluation, structuring, and management work performed by the team from the moment you enter the process.
